With Lockatong Engineering’s construction monitoring, our engineer follows the construction progress through every step, documenting that your project is executed according to the plans and ascertaining that the criteria are met before progress payments are approved for release to the contractor.

As your engineer and knowledgeable expert fully familiar with the project, we pay attention to all the details and can develop and document appropriate, time-saving and cost-effective adjustments in the field when unforeseen circumstances arise—as they invariably do in any construction project—or when situations arise that have not been covered in the plans. Particularly important are flashing and waterproofing as well as issues encountered during partial demolition.

As your construction manager, we know who to call and how to coordinate third-party inspections so your project can proceed without costly delays. For example, you could require a manufacturer’s representative, a Certified Exterior Insulation Finishing System (EIFS) professional or a specialized inspector to complete inspections to properly close out your project and confirm necessary warranties are issued.

But there is more to a construction project than the progress inspections. Construction management includes assisting with the contract between the association and the chosen contractor at the start of the project. The contract includes contract sum, unit costs, start and completion dates for the project, scope of work, contact information of responsible parties, insurance coverage limits, etc. The specification documents are attached and made part of the contract.

Our engineer is responsible for reviewing and approving contractor applications for payment submitted throughout the course of the project. The most commonly used contracts and payment applications are available through the American Institute of Architects (AIA). Change Order forms are used to alter the contract when an unforeseen change in the scope of work requires a significant adjustment to the contract sum. As with payment applications, our engineer reviews and approves the change order and forwards it to the association for payment.

Before the work begins, contractors may submit data about products and materials to be used. Our engineer reviews and approves these submissions, which is especially important if the contractor requests a substitution for what is originally specified by the engineer.

Once construction and final punch-list inspections are complete, the contractor is responsible for closing all work permits with the local municipality. Our engineer then reviews copies of each closed permit for completeness and forwards them to your association for its records.
