You have a good set of plans and specifications for your project. Competitive bids have been obtained and your selected contractor’s references have checked out. You may be tempted to just “let them do it.” However, such a short-sighted approach may not get you what you are paying for and what your plans specify.
With Lockatong Engineering’s construction management, our engineer follows the construction progress through every step, documenting that your project is executed according to the plans and ascertaining that criteria are met before progress payments to the contractor can be approved.
As your engineer and knowledgeable expert, we pay attention to all the details and can develop and document appropriate, time-saving and cost-effective adjustments in the field when unforeseen circumstances arise — as they invariably do in any construction project — or when conditions appear that have not been covered in the plans. Particularly important are flashing and water proofing as well as situations encountered during partial demolition.
As your construction manager, we also know who to call when third-party inspections must be coordinated so that your project can proceed without costly delays. A manufacturer’s representative, a Certified Exterior Insulation Finishing System (EIFS) professional or a Registered Roof Observer could all be required to complete inspections to properly close out your project and confirm necessary warranties will be issued.
