Property Condition Assessment (PCA)

Our pre-purchase PCAs simplify the highly complex aspects of real estate negotiation and contracts; Our reports provide buyers with essential information about a building’s current condition as well as projected costs for repairs and upgrades.

Every Lockatong PCA is conducted in compliance with ASTM Standard E 2018-24 “Standard Guide for Property Condition Assessments: Baseline Property Condition Process,” and is performed by one of our licensed Professional Engineer. We evaluate the property’s structure and all components vital to investment and financial decision-making. Our investigations address each client’s unique concerns and risk-tolerance, and every PCA report meets appropriate due diligence for the real estate transaction.

Our PCA reports include identification of the components of the building, a list of current deficiencies and areas of deferred maintenance along with the cost to remedy these deficiencies, as well as future component replacement costs. We evaluate an extensive array of areas and features of the property including site, building envelope, structure, mechanical systems, life safety, and interior. Our narrative reports clearly describe the components of the property and their condition to give you a clear and complete understanding of the building.

Facility Condition Assessments (FCA)

Lockatong’s FCA covers an inspection of a building for a current owner, giving them an evaluation of its current condition with cost projections so they can plan and prepare for repairs and improvements over the next 10 years.

Our FCA analysis of aspects of the building determines that those who use it are secure and safe, and that the asset maintains its value. Our precise examination and the reports we generate will alert the owner to any weaknesses that must be addressed.

Should an assessment identify an issue, Lockatong provides professional Design & Construction Monitoring for repairs, upgrades, and capital improvements. This includes engineering design, detailed project specifications, contractor bid documents, bid evaluation, project management guidance, and contractor monitoring.

CONDOMINIUM CONVERSION

Those who wish to convert an existing building, such as an apartment building or multi-family home, the New Jersey Administrative Code (N.J.A.C.) requires an Engineering Survey inspection as part of the Public Offering Statement for the condominium. The survey calls for a visual inspection by a licensed Professional Engineer and a narrative report with a description of all applicable items of the building as well as their condition. Lockatong Engineering can provide the required inspection and our report complies with New Jersey Administrative Codes 5:24-1.5(d) and/or 5:26-9.1
